By law, listing agents and sales agents, must work on the Seller's behalf advising the seller and negotiating for the Seller's benefit. Buyer agents, on the other hand, must represent the Buyer's interests in a home purchase, advising the Buyer and negotiating on the Buyer's behalf.
Some Buyer Agents in Traditional Firms, represent Sellers as well as Buyers which is OK, but, can cause confusion as to who they are actually representing if they are helping you purchase a home that their firm also lists.
