Gathering Information

We have many ways of gathering information about a home we intend to make an offer on.

  1.  We track a home’s value through the MLS with information that goes back several years.  The information includes the sales prices over the years as well as Photos of the house available from the previous sales so we can see the look and condition of the home at the time of the sale(s) and gives us an idea of the amount of improvements over the years.  This is really important information to have for negotiations.
  2. We track the Property Tax valuation of the property over a similar number of years to get even a better idea of the value and let the buyer get an idea of the approximate amount of property tax they will have to pay each year.
  3. We check the crime statistics for the neighborhood.
  4. We get school information so we can determine how the schools in the neighborhood are performing on the Texas Academic Performance Record, and whether the school’s performance is declining or progressing over recent years.
  5. We have the property inspected by the best inspectors in the area, and, if recommended, we have additional inspectors and engineers out to the property to investigate the slab or foundations, the A/C and heating equipment as well as the roof, the windows and doors the appliances included in the sale and we acquire a home warranty at the seller’s expense to guarantee the Plumbing, A/C and heat equipment, water heaters, etc.

Most of this information can be in hand before we make an offer.  Inspections will take place after the home is under contract.
