What is a home inspection? 

A General Home inspection is when a paid licensed inspector inspects the home, searching for defects or other problems that might plague the owner later on. The general inspector inspects the exterior structure, the roof, the slab or foundation, the windows the plumbing electrical, heat and air, some appliances and so on.  Frequently the general inspector will find a defect that needs an engineer or other specialized inspection.

Do I need a home inspection?

In short, Yes. Buying a home can be a risky proposition unless you find out everything possible about the home’s condition. Major repairs on homes can amount to thousands of dollars. Plumbing, electrical and roof problems represent significant and complex systems that are expensive to fix.  We have to know what problems a home has in order to negotiate the price and terms with the Seller.

The inspector will frequently recommend further inspections by roofers, air conditioning specialists, engineers, plumbers, electricians etc..  We have the names for companies offering all of these services and will recommend the ones that have served our clients the best over the past years.

We may want the Seller to give us an allowance to do the repairs after closing, or, we may want the Seller to repair all damages wear to the property before closing, or both.

How do I find a home inspector?

The American Society of Home Inspectors (ASHI) has developed formal inspection guidelines and a professional code of ethics for its members. Membership to ASHI is not automatic; proven field experience and technical knowledge of structures and their various systems and appliances are a prerequisite.
